Permits, buying and subs

Post-frame barn · part 4 of 7 · 1:16

The permit, the document vault, purchase orders, bids, subcontracts and vendors.

What the narrator says
  1. Part four: the permit, buying the materials, and hiring the subs.
  2. Legal reviews the permit set and the code notes. Here Keystone flags that a farm building is likely exempt from the building code, and why, so you know what to ask the township.
  3. Drop any paper into the document vault: the permit, a certificate of insurance, a lien waiver, a delivery ticket, a photo. Keystone reads it, files it on the right job, and tells the right departments.
  4. Purchase orders come straight from the bill of materials. Send one to the supplier, record deliveries as they arrive, and the money is counted against the job's budget the moment you commit it.
  5. For subcontracted work, send a bid request to a few subs, record what comes back side by side, and award the job.
  6. The awarded bid fills in the subcontract: the scope, the price and the retainage. It goes through review before it goes out, and every bill the sub sends is checked against it.
  7. Every supplier and sub has a card: insurance dates, lien waivers and tax forms. Expired insurance is flagged, and a sub who owes you a lien waiver can't be paid until it's in the vault.
  8. Next, out in the field.
