Starting the job

Post-frame barn · part 1 of 7 · 1:27

The job record, the intake interview, the review queue and the Site Supervisor.

What the narrator says
  1. Let's follow one job from the start: a forty by sixty equipment barn for Miller Farms.
  2. Every job starts on one form. Type in what you know: what's being built, the size, the budget, the address and the owner. Rough numbers are fine; they get firmed up as you go.
  3. Keystone gives the job a number and a home page. The bar across the top shows where it stands, from the first idea all the way to warranty.
  4. Every department has a branch on the job: the office, the trades, and field oversight. Each one has an assistant that drafts its part, and a person who reviews it.
  5. The intake interview asks what an experienced estimator would ask: what the building is for, how big the doors need to be, heat, water and power. Answer what you know, and follow-up questions appear as you go.
  6. Everything an assistant drafts lands in the review queue. Approve it, edit it, or send it back with a reason. Nothing reaches the job record until a person says yes.
  7. The Site Supervisor watches every job at once. When two departments disagree, say the budget is too low for the size, it raises an issue so it gets settled before it costs money.
  8. Until the owner signs, the job sits in your pipeline with a follow-up date, so a good lead doesn't go cold.
  9. Next, we design the building.
