The trades and the owner's choices
Single-family home · part 2 of 2 · 1:06
Electrical, plumbing and HVAC, the owner's selections and the permit packet.
What the narrator says
- Part two of the house: the trades, and the owner's choices.
- Electrical works out the service size from the house: the general lighting load, the small-appliance and laundry circuits, and every appliance. Then it lists each circuit with its breaker, wire and the protection the code calls for.
- Plumbing reads the fixtures off the rooms and sizes the drains, the vents and the water lines from the plumbing code tables.
- HVAC places the equipment, the supplies and the returns on the plan for each floor. Equipment sizing waits for a proper load calculation; Keystone never guesses it.
- Selections lists everything the owner has to pick, like flooring, cabinets, countertops and fixtures, each with an allowance and the date it is needed. Going over an allowance becomes a change order automatically.
- And the permit packet comes together from all of it: the plans, the electrical service and the code notes, ready for the township.
- Whatever you build, it all runs through the same job record, from the first phone call to handing over the keys.
